Access Statement for Nicholls Guest Accommodation, Breakfast Supplies Provided
Introduction
Nicholls is located on the edge of the East Sussex village of Udimore and offers one twin room with its own private shower room and small kitchen.
The accommodation is constructed as an annexe to the garage and is maintained in a good state of repair. We aim to meet the needs of our guests but there are some features which make access difficult for people with limited mobility (see below).
We don't serve you a full breakfast but we provide you with everything you need for your breakfasts (e.g. teas, coffees, orange juice, sugar, cereals, milk, bread, butter, jams and eggs) and we can bring you hot croissants at an agreed time in the morning. You can prepare and enjoy your breakfast in your own time, inside or in the garden if the weather is good enough.

Nicholls is located at the eastern (Rye) end of the village of Udimore just off the B2089. For full details and maps of how to reach us please see the How To Find Us section. Alternatively, you can plan your journey by car on Google Maps - simply enter your post code and ours (TN31 6AL) to get directions.
The nearest shops are in Rye, about 2½ miles away by car or bike.
There are very few buses serving Udimore, however Rye has a railway station operated by Southern, with hourly services westwards to Hastings, Eastbourne and Gatwick, and eastwards to Ashford International for high speed trains to London and the Continent.
Taxis are usually available at Rye station; we can book one for you in advance if required.
We also welcome well-behaved dogs that keep off the furniture, but you should be aware that there are often sheep in the fields near the house so you must keep a close eye on your dog and make sure that it’s under control all the time.
Car Parking and Arrival
We have ample free parking space available in the garage and on the gravel driveway immediately outside the room.
The Bedroom
The room is easily accessed through the ground-level door in the garage.
The beds are normally made up with duvets. The 2 standard pillows on each bed are feather and microfibre.
There is comfortable seating in the room with a sofa and chairs, and there are tables, bedside lamps, a tall wardrobe with hanging space and drawers beneath, plus a chest of drawers and bedside tables.
There is also a Free Sat digital TV with high speed broadband. Mobile phone reception is normally good.
The bedroom has 2 three foot (92 cms) single beds, with access from both sides, and is adjacent to the private shower room.
The rooms are heated by mobile electric radiators and temperatures can be adjusted to suit individual requirements.
En-Suite Shower-Room and Lavatory
The bathroom is adjacent to the bedroom but is accessed only via a rather narrow (22 inch - 57 cms) door with a 9 inch (23 cms) step down. It has a hand basin with mixer tap, lavatory and a separate shower cubicle 38 inches (98 cms) long with 28 inches (70 cms) wide access and 8 inches (20 cms) step up. It also has a heated towel rail.
Kitchen
The kitchen has a sink, microwave, kettle, toaster, fridge, one ring electric hob and an egg boiler, as well as an iron and ironing board. It also has a table and 2 chairs.
A covered patio area and the garden are accessed from the kitchen via a wide two part stable door.
Smoke Alarms
There are automatic audible smoke alarms in the bedroom and kitchen.
Garden
We have a large garden and our guests have unrestricted access to their adjacent area from the small covered patio beyond the kitchen. We provide a table and garden furniture for use in the summer.
Guests are welcome to use this area for smoking, but please don't smoke inside the building.

‘In Case of Fire’ instructions are posted on the back of the bedroom door. This notice also has details of the nearest hospital (The Conquest in Hastings) and driving instructions.
General local information is provided in the drawer in the table with maps and brochures for local areas of interest.
We have covered outside hanging facilities beyond the kitchen for laundry, wet clothes etc. and guests are welcome to leave bicycles in this area. We can also put the bikes in a securely locked space close to the room.
High speed broadband and good Wi-Fi facilities with password access are available on request.
Mobile phone reception at Nicholls is generally good.
